How To Select The Right Paint Color For Your Home Interior Project

It looks so simple and easy when you are watching a home improvement program on television. A home makeover project is in progress and the decision is made to do some interior painting. Then, just like magic, there is a beautiful new color on the walls of the room. Everyone is smiling, the room looks great, and gosh, it only took a couple of seconds for the transformation!

Things like this only happen on television or to other people, not to you. I know, my life is never that simple or easy, either. However, selecting a paint color for an interior room or space in your home doesn’t have to be an agonizing process. There are some steps you can take to help you make a good decision when selecting a wall color and, therefore, become one of those happy, smiling people when the project is complete.

There are two decisions you have to make before heading over to the paint store to pick up color swatches. First, determine the scope of your project, which means that you need to decide if you are going to paint one room, two rooms and a hallway, the entire Great Room, and so on. It seems so simple as to be obvious, but don’t assume, just go ahead and make the decision mentally or write it down in a notebook.

The second part of that question is this: Does your space have defined ’starting and stopping points’? To answer this question, go into the area and literally look at all of the walls in question. You want to make sure you don’t have a wall flowing into another space that is outside the scope of your project. For example, I have seen a kitchen/nook area of a home where the kitchen walls were painted a different color than the nook. That’s fine, except the homeowner just stopped with one color in the middle of the wall above the cabinets, so there was definitely something unfinished about the look of the area! Don’t make that mistake. Look carefully at each wall in the area, also considering any fascia or soffits you may have.

The other decision you should make is regarding the budget. How much money do you want to, or are you able to, spend on the paint decorating project? Again, it seems so simple. But before you run out and buy the paint, you should decide:

1. What brand of paint am I going to use? Some brands and types of paint are more costly than others. Is your project area large? Then you will need more paint. If you might be covering a dark paint with a lighter color, you will need two coats of paint and possibly a primer.

2. Who is going to do the painting? If you are going to hire out the project, it makes sense to get some estimates before spending any money.

3. How many colors of paint will be used in the project? Are you going to have an accent wall or area? Are you going to faux finish any of the space? Try to determine an overall plan at this point.

Once you have decided the scope of the project and a realistic budget, it is then time to think about actual paint colors. Following are some suggestions for you to consider when selecting a wall color.

How do you want to change the look of the room or space? Do you want to add some drama to the area? Look at some deeper or brighter shades of colors. Or, a more subtle and neutral look might be more in your design comfort zone. In that case, keep the colors more neutral; consider one of the hundreds of shades of off-whites. Remember that a paint chip is a teeny, tiny little piece of color. It looks more intense when you put it on your very large walls. You might want to start with a shade that is less intense on the paint chip and test how it will appear on the walls. We’ll talk more about that soon.

Are you going to work with an existing color in the area or introduce a new color? If you are thinking about a new and different color, make sure it will enhance the color scheme that is currently in the room. Your furniture and accessories should have new life and interest with the addition of a new color. Another great technique is to work with an existing color in the room and play it up on the walls by selecting a lighter or darker shade of that color.

It is always a wise decision to test your potential color choices before painting the entire room. Purchase paint samples if possible, or a quart if necessary, and prepare a color board. It’s very simple. Just take a white poster board and put two coats of paint on it. You’ll then have a good idea of the actual color. Put the color board in all areas of the room over a 24 to 48 hour period by taping it to the wall with masking/painting tape. You want to see the color at different times of the day, and in the evening with artificial light.

Following these simple steps will help ensure that you select a color you’ll be happy with in your space, and minimize stress and frustration because you’ve made the important decisions at the beginning of the project. That’s how to complete your paint project with a smile!

Organic gardening in hydroponics – The Hydroponics “Ebb and flow” System

“Ebb and flow” hydroponics system is an example of the common arrangement of the indoor garden. Such system is composed of the upper grow bed, which is a box or tray that holds containers with plants. Those individual containers may be filled with various mediums, the most frequently used ones being rockwool, coconut fiber, lava rock, perlite, vermiculite or styrofoam pellets. The best mediums are those that are porous and can accumulate some water for a long time: lava rock is said to be the best in this respect.

The other part of the hydroponic system is the lower bed – the reservoir with the mix of water and nutrients dissolved in it.  Aquarium pump, regularly triggered by a timer, sends water solution up into the tray with plants.

The most important thing is to keep the correct composition of water solution in the reservoir – this is the key factor of the hydroponic garden flourishing. Many beginners find it difficult to maintain the right pH level of the water, necessary amount of nutrients, and their correct ratio. 

Standard organic nutrients are available to fertilize plants; however, many people are reluctant to do that, as they think such fertilizers will quickly make the water reservoir dirty. Indeed, organic nutrients interact with the organisms in water, which leads to their decomposition. Specialized concentrated nutrients, on the other hand, keep the reservoir relatively clean, since they are synthetically made and thus they cannot interact with the organisms in water. Nonetheless, such “clean” fertilizers will severely burn the plants roots if used in access.

Being pumped into the grow bed, water with a fertilizer saturates the plants and returns to the reservoir lacking the previous amount of nutrients and ppm (parts per million). Thus, its composition is always different and changeable. That is why a gardener should always monitor water solution, controlling its pH level and plant nutrients amount.

After the foreclosure sale there is a 10 day upset bid period before the sale becomes final. After that time has passed and there have been no upset bids the sale then becomes final. At that point the third party buyer, the lender, or the foreclosure trustee who purchases the property or represents the purchaser of the property at the foreclosure sale will then send you a letter, probably via certified mail, stating that you have 10 days to voluntarily vacate the home. Once the ten days period in the letter has expired the third party buyer or lender will apply to the Clerk of Superior Court for an Order for Possession. If the Clerk allows the Order for Possession that order will direct the sheriff to remove all occupants and their personal property from the premises within 7 days of receipt.

So, in general you really don’t have much time, this eviction process is much shorter than your typical landlord-tenant eviction. If you need a week or two to transition to another home or apartment contact the trustee or the buyer (contact the party that sends the ten day notice letter) and explain your situation. Most often they will give you a limited time to move you and your possessions from the residence. If you do not make the effort to contact them, they will more than likely move the application for an Order for Possession along as swiftly as possible.

Prior to FHA getting involved in 1988, the lenders would take an equity position in their Borrowers homes.  That practice has resulted in unfavorable feelings towards today’s reverse mortgages. The Federal Housing Administration (FHA) has set the new standards and guidelines for HECM reverse mortgage loans and their involvement has produced a safe, well thought out and balanced loan for Seniors. The Upsides

  • There are no monthly payments associated with a reverse mortgage. You will never be required to make a monthly payment while you reside in your home.
  • You stay on title and any equity remaining in the property is yours. The lender does not take title to your home!
  • You can never owe more money than your home is worth. HECM reverse mortgages are “nonrecourse” loans. This means that no matter how long you stay in your home, you will never be obligated to the lender to pay them any more than the value of the property, even if the loan exceeds the value.
  • A reverse mortgage will not effect Social Security or Medicare benefits.
  • Qualifying is easy. You must be at least 62 years of age and have value in you home. You do not not have to prove income or have good credit. The value of your home and your age determine loan amounts. It’s that simple.
  • The money you receive from your reverse mortgage is tax free.
  • The funds you receive can now be designed for your specific needs. Depending on the amount of funds you require, you can create your loan with a fixed or variable rate. You can also design your loan to provide one upfront payment of all cash, you can receive monthly payments or keep all of the funds due you in a line of credit and withdraw the funds as you need them. You can also create a combination of all three methods.
  • The funds from a reverse mortgage may be used anyway you want. After paying off any existing mortgages, tax liens or heath and/or safety issues regarding your home, you can use the funds for any purpose you desire. Take a vacation, you deserve it. Make repairs or upgrades to your home. Put all the cash on 7 and spin the wheel, the funds are yours.
  • You built the equity in your home over years of hard work, now you can let this equity work for you. You can feel the self reward and know that you are not necessarily reliant on your children or other family members to help you. There seems to be a since of pride that goes along with method.
  • FHA insures these loans. Given the state of this economy, you do not want to find out that the bank funding your monthly payments has gone out of business. With FHA insuring your loan proceeds, you can be comfortable knowing that your next payment will be guaranteed by the US government.

The Downsides 

  • Lenders generally  charge their origination fees, FHA upfront mortgage insurance (MIP) and other closing costs that add up in a hurry. The flip-side to this, however, is that if you really need the funds from the equity in your home you could borrow the funds traditionally as long as you can afford the monthly payments or sell the property. If you sell the property, you are left without a home to live in and the 5-6% cost to sell your home is considerably higher than those fees assessed with a reverse mortgage. The longer you live in the property the lower the costs average out.
  • Most reverse mortgages require utilizing a variable rate. This can be overcome by using a fixed rate. Unfortunately, the fixed rate reverse mortgage requires that you draw all funds available to you and may not be the right loan for all applicants.
  • Your mortgage debt rises fairly quickly, but, there is no surprise that the loan increases rapidly since you do not make any payments while living in the property. The interest that would be due as in a traditional loan simply adds on and creates a new higher principle value.
  • Borrowers are of course responsible to keep the property properly maintained and they must stay current with their homeowners insurance and property tax.
