What Is A Reverse Mortgage?

Saturday, February 27th, 2010

You may have heard your friends and family talking reverse mortgages. There have also been a lot of television commercials offering information about reverse mortgages and reverse mortgage companies. Yet, with all of this talk going on about FHA insured reverse mortgages and what they mean to you, what exactly is a reverse mortgage?

A reversed mortgage is designed specifically for homeowners who are age 62 and older. Through this product, you can receive loan money from your home in the form of a lump sum, regular monthly checks or a line of credit. The money is typically repaid with interest when you sell your house, permanently move away, or pass away.

Reverse mortgages are getting to be more and more common these days. Why? Reverse mortgage loan advances are not taxable, and generally don’t affect your Social Security or Medicare benefits. You retain the title to your home, and you don’t have to make monthly repayments. The loan must be repaid when the last surviving borrower dies, sells the home, or no longer lives in the home as a principal residence. Unlike a regular mortgage, the homeowner makes no payments and all interest is added to the lien on the property.

There are three types of reverse mortgages:

• Single-purpose reverse mortgages, offered by some state and local government agencies and nonprofit organizations

• Federally-insured reverse mortgages, known as Home Equity Conversion Mortgages (HECMs) and backed by the U. S. Department of Housing and Urban Development (HUD)

• Proprietary reverse mortgages, private loans that are backed by the companies that develop them.

Single-purpose reverse mortgages are the least expensive option. They are not available everywhere and can be used for only one purpose, which is specified by the government or nonprofit lender. For example, the lender might say the loan may be used only to pay for home repairs, improvements, or property taxes. Most homeowners with low or moderate income can qualify for these loans.

An FHA insured home equity conversion mortgage (HECM) and proprietary reverse mortgages are sometimes more expensive than traditional home loans. That’s important to consider, especially if you plan to stay in your home for just a short time or borrow a small amount. HECM reverses are widely available, have no income or medical requirements, and can be used for any purpose.

Reverse mortgages pay you in a variety of ways. You can receive a lump-sum, periodic payments, a line of credit, or some type of combination. Lump Sum is the easiest. You get the loan balance all at once. Do with it what you will, yet there won’t be more for you tomorrow. If you sign up for a periodic payment plan, you’ll get regular payments. These payments might last for a number of years (10 years, for example), or until your loan comes due (often as a result of your death or your permanently moving out of the home).

If you don’t know exactly how much you’ll spend or how soon you’ll need it, a line of credit may make sense. Some reverse mortgage lines of credit are “growing” lines of credit meaning you may have more and more money available to you as time goes on. Not bad. Can’t decide? You can use a combination of the programs above. For example, you might take a smaller lump sum up front and keep a line of credit for later. This may be a reasonable approach if you need to pay off existing debt with a portion of your reverse mortgage loan.

Reverse mortgages have helped hundreds of thousands of homeowners improve their quality of life in retirement. A Reverse Mortgage can help you retire more comfortably. It can provide you with money when you need it most. No Monthly Mortgage Payments, Easy Qualification, Tax-Free Money and No cash needed for closing costs. Can it get any better? Do you want to make more of the place where you live? Are you planning on selling your own home or perhaps helping others to sell their home? Have you considered ‘redesigning’ or ‘home staging’ your property? If you can believe what you read, ‘home staging’ or ‘redesigning’ a property will assist in the sale of the property more quickly and for more money.

In other words, home staging services which will maximize the value of your property. There are many articles available that one should explore as a way of discovering new home staging strategies to help you prepare your home for a quick and profitable sale without spending more more money than is necessary.

Utilizing a little design psychology, you can profile the prospective buyers and make changes to the property to attract a specific market. Buyers can be quickly deterred by spaces that are empty and without life or rooms that are cluttered. Interior redesign is the instant transformation of a room by artfully rearranging the furniture, the artwork and possibly any personal accessories. The redesigning of a home is good for clients wanting to update their humble abode for their own enjoyment rather than for selling. If you plan to redesign your home, you will need to reinterpret the living spaces and your existing furnishings in your home in order to take advantage of what you already have in front of you. It requires a deep introspection into your individual needs.

Decorating is accomplished mainly from repositioning the existing furniture, revamping certain pieces, rearranging the decor, replacing or adding art and maybe incorporating other more personal accessories. Again there are many articles and good books available to inspire you and offer you advice on how to develop your home decorating ideas and if you feel the need, to restyle every room of your home.

Getting the Free Credit Report from the Internet

Thursday, February 25th, 2010

There are some terms that we must fulfill if we need to apply for the loans in the back. The most important term is of course the collateral. If we need to apply the mortgage loan, we must use the house as the collateral. But actually, there is one more thing that is even more important than the collateral. The banks have stated that to apply some loans, the applicants must have the credit score. Without it, they banks will prefer to postpone the loan application, or even to cancel it.

The banks need to use and check the credit score to track down the applicant banking records. Unfortunately, some of us may not realize that the credit report is something really important. Without the credit reports, they wouldn’t be able to do anything at all. They will not be able to apply for loans. Luckily, there are some sites in the internet that provide some services about the credit report. Today, there are some sites that even give the free credit reports services for the loan applicants. With the credit report, they will have some better chances to apply for the loan.

In the internet, they may have some chances to get the reports for free. They may click the Creditscorequick.com to get some further info about the free credit score. They may ask the site above to get them the free credit report so they may make some loan applications again. With the credit reports, the banks will be able to examine your banking records. That is why, without the credit reports, your loan application will be turned down. If you need some further info, you must try to click the site above to learn more about it. This might be the best solution for you to be able to apply for the new loans.

Tips for hydroponics gardening and hydroponic supplies

Friday, February 19th, 2010

Hydroponics implies growing of the plants without soil; however, they still need medium to grow in. Hydroponics stores online or local ones offer a wide range of mediums to choose from, and it is better to know them to make the optimal choice.

Different Types of Growing Mediums

Although almost any substances can more or less serve as the growing medium, the most popular are those named below:

- Water / Air / Sand / Gravel

- Vermiculite / Perlite

- Lava Rock

- Sphagum Moss / Sawdust

- Expanded clay pellets

- Oasis Cubes

- Coconut Fiber

- Fiberglass Insulation

- Proprietary Soilless Mix

- Rockwool

Although rockwool is the last in the list, it can definitely be named the most popular growing medium among hydroponics gardeners, because it is easy and cozy to use.

Rockwool was initially used as insulation material in building. However, hydroponic gardeners in Denmark were the first to discover its advantages when used as a growing medium. Nowadays, rockwool is highly valued and commercially available in the forms of rockwool cubes and rockwool plugs. To produce rockwool stone and sand are melted together and then spun into various shapes and sizes, which sounds similar to the production of cotton candy.

Rockwool Advantages

Rockwool cubes (sized 36” by 12” by 3”) are very convenient to use, because they can be easily cut to a shape matching your needs. This material perfectly holds water and air, being very porous. Therefore, the roots of the plants will be protected both from rotting and drying out in case of the pump malfunction or other event long enough for you to be able to correct the situation.

The granules of the rockwool plugs keep together well and are not less easy to use.

Precautions

Unfortunately, rockwool has weakpoints as well, besides the benefits mentioned above. It can hardly be called environmentally friendly, as it is made of rock and thus does not bio-degrade, requiring some efforts to eliminate it. Moreover, it can be dangerous for the human health, causing silicosis if accidentally inhaled. For this reason, it is recommended to wear a face mask with a HEPA filter and handle rockwool carefully.

One more thing, a gardener should keep in mind while using rockwool, is that this material has a very high pH level, which should be reduced with available acidic substances and regularly checked.

In spite of the rockwool cons, it is still so easy and comfortable to use that it remains the most popular growing medium type among the hydroponics gardeners. The only thing to do is to take necessary precautions while working with it.

How To Calculate And Save On Your Move Cost?

Thursday, February 11th, 2010

If you are moving from a city to another, the moving company you hire will estimate your move costs on the basis of your possessions. If you are moving long distance including cross-country move, you will be charged by weight of your belongings. If you are moving within the same town, you will be charged on an hourly rate.

You have some options to reduce your moving cost. If you are moving to a new home that is only a few hours driving from your old one, you can hire a local mover who will drive your belongings to the destination and charge you for the total time it took to complete the whole move including their return back. If, on the other hand, you are moving long distance, you can hire a moving company that has the facility to store your items in a transitional storage and then bring to your new destination on a long distance truck. This might take some longer, but may prove much cheaper.

Moving Charges- Cubic Feet or Pounds?

Sometimes when you get moving estimates from multiple companies, you get confused as some moving companies talk of charging you on the basis of volume (cubic feet) and some others say that they will charge on the basis of weight (pound). It is always beneficial to opt for the company that charges on the basis of weight. By industry standards, cubic feet are converted to pounds as 1 to 7 for household goods. It will depend upon the weight of your items as to how much cubic feet they occupy? However, moving companies can charge you more on the basis of cubic feet.

When the people from your moving company load the truck, the space occupied by your items depends on how the things are placed inside the truck. If it is a bad loading, it might result in rise of up to 20-30% in the volume. Now when your things are again loaded on a long distance truck from the  transitional storage of the movers, they will be loaded on the truck very carefully and positioned in a well organized manner so that they may take as little space as possible. However, they will charge you for the cubic feet that resulted on the truck which came from your home to their storage.

So, it is clear that you have very little control over the final bill if going by cubic feet. On the other hand, the weight of your shipment does not depend on how the truck is loaded. Although there are ways to show the weight a little higher than the actual weight, it can not be as drastic as the difference in volume can be made. However, the best way is to go by flat or fixed rate where you agree with the moving company on a single price that would be paid for your move. It includes all the services movers will provide you with and the list of items that they will move for you.

If anyway you choose to pay on the basis of pounds or cubic feet, you will need to know how to convert the units of measurement. Here is the unit conversion calculator and many other moving tools for your use.

Deepa Roy recommends reading more about relocation at http://www.moversandpackers.net/, the comprehensive directory of movers and packers companies and also a great resource for those moving into their new homes.
