Thursday, March 25th, 2010

What does ’home’ mean to you? People may give different opinion when they are asked this question. But however, I am quite sure that all people will agree that home is the most comfortable place in the world since it enables us to gather with our beloved people, and it’s also a place where we back from whatever places we go to. That’s why it should be made as comfortable as we could, and one thing which can be considered as one of the important factors to make it comfortable to be lived in is the matter of security.

No matter what, home security matter should be put above of all. Something like home furniture, home facility seems become less important compared to security matter. Do you think so? I do! People usually have different home security system applied in their home. Some of them are by either audible alarm system or what experts have found recently, monitored system. These two system can be used to make our home secured. This is important however, considering that the number of crimes, in many kinds of, keeps increasing from time to time. So, security systems, such as what have been offered by ADT home security, which includes ADT alarm systems, wireless home security, is one thing that you should have if you want to protect you and your family.

Hydroponics gardening guide – growing mediums used in hydroponics – HOW TO USE ROCKWOOL

Monday, March 22nd, 2010

The most widely-spread growing medium is, perhaps, rockwool. Originally used for insulation purposes and also known as mineral insulation, rockwool was first used as growing medium by Dane gardeners. Now, it is frequently used for drip-style indoor gardens around the globe.

Rockwool is produced by a process similar to making cotton candy: a particular mixture of sand and rock is melted and then turned into fibers by spinning the mixture to form products of multiple shapes and dimensions, from 1″ starter cubes and up to large slabs of  3″x12″x36″ in size. The variety of available forms and sizes turns rockwool into one of the most widely-used growing mediums.

Key advantages, as well as disadvantages, of this popular growing medium are listed below.

Rockwool’s Strong Points

HOLDING WATeR – rockwool as a growing medium in hydroponics systems is capable of holding a large amount of water. This creates an additional protection for situations, when water is not supplied because of power outages or failures in pumping or other gardening equipment.

ACCUMULATING AIR – up to 18 % of air are constantly kept by rockwool. Due to this capability, there is a very little risk to over water rockwool; besides, the plants are always supplied with enough amount of oxygen.

MULTIPLE SHAPES AND SIZES AVAILABLE – whether it is a small 1″ cube for seeds propagation or a large 3×12x36 inches slab for huge plant, rockwool offers a wide variety of shapes and sizes to choose from. Besides, loose rockwool is also available, designed for filling different plant containers.

NO DUST AND EASY TO USE – since rockwool maintains its form almost perfectly, it cannot be scattered accidentally. Besides, usually packed into plastic rockwool is a very clean material that is easy and comfortable to work with.

Rockwool’s Weak Points

NOT A “GREEN” MATERIAL – rockwool is claimed to be not environment-friendly material, because of its almost indefinite time of breakdown.

HEALTH HAZARDS – rockwool particles and fibers pose serious health danger, especially for human lungs. That is why it is necessary to wear a protective dust mask, while working with rockwoll.

pH PROBLEMS – because of rockwool’s high pH level, it is necessary to balance pH level in the nutrient solution properly and make it suitable for the plants, you are growing. In general, the use of rockwool requires more routine work to keep pH level of your nutrient solution at steady level.

LONG PRE-SOAK PERIOD – before rockwool can be used in the hydroponic system, it should be soaked for at least 24 hours beforehand. Other growing media usually do not require pre-soaking, it is enough just to well-water them.

Is an FHA Home loan Mortgage Right for You?

The days of putting just  little money down to buy a home are not over

After many years of risky home loans backed up by small down payments, most lenders aren’t underwriting mortgages without a large sum money for a  down payment and a high credit score. But a loophole can still put home buyers in a Florida home for little or no money down. FHA Mortgages insured by the Federal Housing Administration (FHA) allow Florida mortgage applicants  to get approved with a low down?payment as small as 3.5% of the purchase price and you  don’t require a high credit score.

Florida home buyers should know the many advantages of the FHA mortgage loan programs. FHA loans were created to help increase home ownership. For the Florida home buyer the FHA program can simplify the purchase of a home, making financing easier and less expensive than a conventional mortgage loan product. Some highlights of the Florida FHA loan program include:

Minimal Down Payment and Closing costs.

  • Down payment less than 3% of Sales Price Gifts are allowed
  • Seller can credit up to 6% of sales price towards closing and prepaid costs.
  • 100% Financing available
  • No reserves required.
  • FHA regulated closing costs.

Easier Credit Qualifying Guidelines such as:

  •
    • No minimum FICO score or credit score requirements.
    • FHA will allow a home purchase 1 year after a Bankruptcy.
    • FHA will allow a home purchase2 years after a Foreclosure.

As millions of Florida homebuyers have come to realize, getting into a Florida home for little money down has its disadvantages. Borrowers who’ve invested little money down on their home are often more willing to walk away from it during tough times rather than struggle with tough payments; this risk is further elevated when Florida home values are declining and troubled Florida mortgage applicants are unable to refinance or sell their Florida  home at a price that covers their losses.

Still, FHA home loans are far less risky than a subprime?or hard money loan that lenders originated before the housing bubble. FHA-insured mortgage loans require documentation and verifiable proof that the borrower is capable of making their mortgage payments. (In the past lenders didn’t require such proof.)

The looser terms of FHA home loans have helped make them more for Florida homebuyers. Today, FHA home loans  make up about 30% of the mortgage Florida mortgage market, up from 5% in 2005, The FHA commissioner David Stevens said in a speech earlier this month. In June, of  FHA insured over 200,000 FHA home loans – the highest monthly total in the agency’s history, according to Stevens. For fiscal year 2009, the dollar amount of FHA home loans  are likely to reach 30% of mortgage originations, up from around 5% in 2005 and 2006, says Stu Feldstein, the president of SMR Research, a mortgage-data tracking firm.

“FHA-insured?home loans  are one of the only games in town, especially if you can’t qualify for a traditional Florida mortgage,” says Thomas Martin, the chairman of the which trains and certifies mortgage lenders and brokers. “Now that the subprime market is gone, the FHA home loan is filling the void.

Here’s how to determine if an FHA-insured mortgage is right for you.

Do you meet the FHA home loan qualifications?

Most Florida mortgage applicants of FHA-insured mortgages have stable predicable income likely to continue with their credit history and debt load than a conventional mortgage loan might allow,

“When analyzing an FHA mortgage applicants  credit, we expect FHA mortgage lenders to examine the overall pattern of credit behavior rather than isolated occurrences of poor performance or relying solely on a credit score, This includes a borrower’s rental or mortgage payment history, debts, collections, previous foreclosures and bankruptcies. Borrowers with a credit score less than 500 must make a 10% down payment to  qualify.

Today, over 80% of FHA-insured purchase-mortgages belong to first-time Florida home buyers, thanks to looser requirements and the comparatively small 3.5% down payment, (Another perk is that borrowers are permitted gift assistance for the down payment from their friends, a family, employer or a government entity, but not the seller.)

Can you afford the costs?

Now, FHA mortgage  interest rates  and non-FHA mortgages aren’t much different. A 30-year fixed-rate FHA-insured mortgage had an average rate of 5.25% for the week ending Aug. 20, compared to an average rate of 5.44% for a 30-year fixed rate non-FHA mortgage,

However, there are unique fees that accompany an FHA mortgage. A mortgage applicant is required to pay 1.75% of the loan amount upfront, or that fee can be financed into the mortgage. FHA-insured mortgages also require a 0.55% annual premium based on the outstanding FHA  loan balance and financed into the mortgage. These fees pay for the FHA insurance that makes the loan possible,

A borrower who has a high credit score – typically a minimum of 720 – and a 20% down payment is often better off with a traditional non-FHA mortgage, which includes fewer fees. However, the math gets tricky when a borrower has a high credit score but a down payment less than 20%; in those cases, the borrower will have to pay for private mortgage insurance (PMI). Depending on your situation, PMI can cost less, the same or more than FHA mortgage fees.

What protections are in place for the FHA mortgage lender?

FHA mortgage Lenders are comfortable providing FHA mortgages because they don’t bear the loss if a mortgage applicant defaults on their payments and goes into foreclosure – the FHA does.

In such a scenario, the FHA pays the lender an insurance claim equal to the sum of the unpaid principal balance of the loan, foregone interest and a portion of the foreclosure expenses, The FHA pays for these losses by dipping into its insurance fund, which holds the insurance fees borrowers pay.

Hydroponics gardening guide – growing mediums used in hydroponics – Soil less Mixtures and Coconut Fiber

Friday, March 19th, 2010

Soil less Mixtures

There is a great amount of soil less mixtures available, which contain different ingredients. Sphagnum moss, perlite, and vermiculite are the most widely spread hydroponics components, used in such mixtures.

Being organic, soil less growing media are usually used for container gardening wick systems or on-recovery drip systems. It is also possible to use soil less mixtures in recovery systems, however, it is necessary to remember that because of very fine particles in such mixtures, they can clog tubes, pumps and drip emitters, when used without a good filtration system. By the way, according to the urban gardeners, one can use panty hose as a filter: just fit it to the return line and to the pump inlet, and all the tiny particles will be filtered out.

Most soil less mixes form a good growing medium for multiple hydroponic and organic gardens, because they can hold water well, have great wicking action, and, at the same time, they provide a reasonable amount of air to the roots of growing plants.

Coconut Fiber

The popularity of coconut fiber as growing medium increases rapidly around the world. Being the first totally organic growing medium, providing highest performance for hydroponic systems, coconut fiber may soon become the most popular growing medium ever. It is interesting to note that coconut fiber is, actually, a waste product, which contains the powdered husks of coconuts.

In comparison to rockwool, coconut fiber is characterized with higher oxygen capacity and water retaining. These features are important advantages for hydroponic systems with intermittent watering cycles.

Coconut fiber also contains a lot of root stimulating hormones, thus offering some protection against fungus infestation and other root diseases. The mixture of 50% coconut fiber and 50% expanded clay pellets is considered to be the perfect growing medium.

However, it is necessary to underline one precaution when buying coconut fiber. Avoid purchasing a low grade coconut fiber, which is very fine grained and contains a high level of sea-salts. Such coconut fiber will have negative and disappointing effect on hydroponic system.
